About Us | CABiT ADA Risk Management

Since 2009, CABiT ADA Risk Management has beenproviding ADA compliance inspections, accessibility evaluations, inspection reports, and risk mitigation plans for businesses and facilities across Houston and throughout Texas. We help reduce the risk of ADA violation lawsuits by identifying accessibility barriers early, documenting conditions clearly, and providing practical, prioritized steps to improve accessibility and demonstrate good-faith effort.

ADA litigation has increased substantially over time. Tracking of ADA Title III federal filings shows today’s annual volume is roughly three times higher than 2013 (a 200%+ increase), and digital accessibility lawsuits have also surged (for example, UsableNet reported a 181% increase from 2017 to 2018).

What We Do

CABiT’s services are preventative and advisory in nature, designed to support informed decision-making by owners, leadership teams, and facility managers. Depending on your property type and scope, our work may include:

  • ADA Accessibility Inspections (On-Site)
    • Physical accessibility observations and measurements
    • Evaluation of parking, exterior routes, entries, interior circulation, restrooms, common areas, and other public-facing elements
    • Identification of barriers impacting mobility, vision, hearing, and other qualifying conditions
  • Inspection Report
    • Organized findings written in plain language
    • Clear documentation that helps you understand what matters most
    • Prioritized issues so you can plan remediation intelligently
  • ADA Risk Mitigation Plan
    • Practical recommendations tailored to your facility and operations
    • Phased action options (immediate, short-term, long-term)
    • Consideration of minimum standards, industry best practices, and documented exceptions where qualifying reasons can be substantially demonstrated and verified
  • Review and Scoring Process
    • We mark and score measured and observed items for consistency and trackability
    • This structured review becomes the basis for your final Inspection Report and Risk Mitigation Plan

How We’re Different

Many providers stop at generic checklists. CABiT focuses on usable deliverables that help you make real decisions.

We consider:

  • The nature of your business or facility
  • The structure, layout, and constraints of the property
  • Your operational reality and the property’s practical capabilities
  • Applicable minimum legal standards and industry best practices
  • Exceptions that may apply when qualifying reasons can be demonstrated and verified

The goal is straightforward: help you reduce exposure, improve accessibility, and create a defensible plan you can execute.

Who We Serve

We support public-facing and customer-serving properties, including:

  • Restaurants, retail, and shopping centers
  • Medical, dental, and professional offices
  • Hotels and hospitality properties
  • Churches and nonprofits
  • Entertainment venues and community facilities
